Site & Accommodations

Do you have monthly sites?

Yes! We have designated short-term sites for travelers as well as sections for long-term occupancy. Availability varies by season — feel free to reach out and we'll help find the right fit. For more information, see our Rates page.

How long can I stay?

Guests on a month-to-month agreement are not required to periodically vacate the property. Many guests stay for extended periods while working in the region. Please contact us to discuss your situation — we're happy to work with you.

Do I need a reservation?

Reservations are recommended. We generally have same-day availability for overnight and weekend travelers, but monthly sites are available by reservation only, pending application approval.

Do sites have full hookups?

Yes — all sites include:

  • Water

  • Sewer

  • 30-amp electric

What size RVs can you accommodate?

Overnight sites can accommodate most RVs up to 42 feet, including travel trailers, fifth wheels, and motorhomes. Navigation through the property is difficult for vehicles 40’ and longer. Please contact the office to check for availability.

Long-term sites include both pull-through and back-in access with room for slide-outs. Most long-term spaces accommodate vehicles up to 35 feet, with a limited number of sites available for longer RVs.

What's the weather like?

The Central Coast is known for its fascinating microclimates, but extreme weather is rare. Spring and autumn are generally lovely, with cool evenings and warm days. Late spring and summer bring pleasant daytime temperatures, but on-shore bay fog makes evenings breezy and cool — pack a jacket! Winter ranges from sunny and mild to cold and wet. Brief heat waves can push temperatures toward 100°F around September, though they typically last only a few days before cooling back to the mid-60s. Occasional freeze warnings occur in January, but temperatures rarely dip below 32°F.


RV Requirements

Do you allow older RVs?

Absolutely, as long as the RV is in good condition and well maintained. All RVs and vehicles must be operational with current registration and insurance. RVs older than 12 years require management approval for long-term stays.

Can I have someone else tow my trailer into a site?

We do require that guests have a vehicle capable of towing their own RV. In the event that we need you to relocate for repairs or in an emergency, you'll need to be able to move your vehicle and belongings on short notice.

Does my RV require current registration?

Yes — all RVs and personal vehicles must have current registration and insurance. Vehicles do not need to be registered in California.

Do you allow Tiny Homes or Park Models?

Unfortunately, we're generally not able to accommodate tiny homes or park models. Our primary concerns are size, power consumption, and the requirement that all vehicles have holding tanks.

Are tents or car camping allowed?

Yes — we have a limited number of spaces for car camping and tent camping. Please contact us to inquire! Please note that tent camping is not allowed in RV spaces.


Amenities

Do you have a pool or recreational activities for kids?

We do not have a pool or playground for entertaining children. There are parks in town and activities suited for kids.

Is Wi-Fi available?

Wi-Fi is available for overnight guests and is suitable for browsing, email, work tasks, and streaming. Wi-Fi is not yet available for long-term guests; however, DSL can be installed through AT&T. We're currently working with a local provider to expand this service throughout the property.

Because the property is canopied by redwood trees, satellite internet and television may not be fully accessible depending on your site.

Is laundry available?

Yes — there is a laundromat on site.

Are showers and bathrooms available?

Yes — showers and bathrooms are available for all guests.

Are pets allowed?

Pets are very welcome! Dogs must be leashed at all times and cleaned up after. For monthly stays, pets must be approved by the office team. We ask that all pets be non-aggressive, avoid excessive noise, and that guests comply with local regulations regarding prohibited species.

Do you have BBQ pits available?

Travelers are welcome to bring their own BBQ grill or pit for outdoor cooking, but we don't provide them.

Can we have campfires?

Open pit campfires are not allowed, but you're welcome to set up a small gas-powered fire pit. Wood-burning fire pits may occasionally be permitted depending on current air quality conditions. Please check with the office team at check-in about clean air day status.

What time is check-in and check-out?

  • Check-in: 1:00 PM

  • Check-out: 12:00 PM (Noon)

The Area

How close is downtown San Juan Bautista?

Very close! The historic district, including Mission San Juan Bautista, is just a few minutes away by car — or about a 15-minute walk for dining and sightseeing.

Are grocery stores nearby?

Windmill Market and Mission Market are about one mile away. Large grocery stores, pharmacies, hardware stores, RV repair and other services are available in:

  • Hollister, CA (about 10 minutes)

  • Gilroy, CA (about 20 minutes)

  • Prunedale, CA (about 15 minutes)

Are ride-share or food delivery services available?

Ride-share options are fairly limited in the area, although a few Uber drivers are typically available. Food delivery from local restaurants is generally available through DoorDash, and some restaurants offer their own delivery. We recommend checking your apps for current availability.

How far is the coast?

Monterey, Seaside, and the surrounding beaches are about 30 minutes away. Santa Cruz is approximately 45 minutes. Carmel By-The-Sea and Pebble Beach are approximately 1 hour, and Big Sur is approximately 80 minutes away. During commute hours and on weekends, these times can double due to traffic.

Is the park convenient for commuting?

Absolutely — we're located near California Highway 101 and are a popular base for guests working throughout the region, including:

  • Salinas Valley

  • Morgan Hill

  • Silicon Valley

  • Hollister

  • Monterey Bay Area

  • Watsonville and Santa Cruz County


Park Environment

Is the park quiet?

Very much so. Despite being adjacent to Highway 156, the park is designed for peaceful, comfortable stays rather than recreation crowds. Quiet hours are enforced, making it especially well suited for workers, traveling professionals, and longer-term guests.

Is the park safe?

We prioritize a respectful, calm environment with good lighting and on-site oversight. Many guests stay for extended periods and truly value the quiet, stable atmosphere.

Are visitors allowed?

Yes — visitors are welcome and must follow park rules. Residents are responsible for their guests' behavior.

Do you allow outdoor storage?

Large storage tents are no longer permitted. A reasonable number of outdoor items are allowed if kept neat and within your assigned space.

Is this a party campground?

Mission Farm RV Park is a quiet, comfort-focused park — not a party destination. Low-key gatherings are perfectly fine, but quiet hours are enforced at 10:00 PM in accordance with the City of San Juan Bautista noise ordinance.

Rules & Regulations

Mission Farm RV Park endeavors to establish a tranquil and secure environment for visitors in San Juan Bautista. All individuals who enter the premises will be subject to the standards established by these park regulations and rules. Deviations from these standards may entail disciplinary action, including termination of occupancy.


Enforcement & Default: (Cal. Civ. Code § 799.22): A defaulting occupant is one who fails to pay for occupancy or fails to comply with Park Rules provided at registration. After written notice of violation and a 72-hour opportunity to cure, the Park may terminate the Registration Agreement and/or remove the occupant’s vehicle, as permitted by law. Zero tolerance for illegal activity on Park premises, including conduct described in Cal. Civ. Code §§ 1946.2(b)(1)(F), 1946.2(b)(1)(C) and Cal. Penal Code § 422(a). Violations are grounds for eviction and/or termination of occupancy.

  • Speed Limit: 5 mph throughout the Park. Drive cautiously and yield to pedestrians and maintenance vehicles.

  • Site Standards & Vehicles: Keep your site clean and orderly. Responsibilities include: promptly cleaning up pet waste. Vehicles and personal property must remain within your space boundaries. All vehicles must be operational, registered, and insured.

  • Shared Facilities: Laundry room, showers, bathrooms, club house, and event areas are for occupants and registered guests only. Do not prop doors open or share access codes. Smoking Prohibited in these facilities.

  • Parking & Roadways: Park only in designated areas. Do not park in or along roadways at any time; doing so hinders emergency and Park vehicles. Vehicles parked in or along the roadway are subject to towing at the owner’s expense. Vehicles, structures, and belongings may not extend into the roadway. Recreational use of roadways is prohibited.

  • Quiet Hours & Conduct: At any time, loud noises, loud vehicles, disruptive, disrespectful, or inappropriate behavior are not tolerated. Be considerate of neighbors and the environment. Quiet Hours are from 10:00 PM to 8:00 AM.

  • Waste & Recycling: Garbage and Recycling Bins are for occupants’ and registered guests’ household waste only. No batteries, electronics of any form, or hazardous materials.

  • Guests: All guests must register at the office. If the office is closed, please call and leave a voice message announcing your guest’s name, space number, and length of visit. Minors may not roam or play on‑site unattended.

  • Pets: Dogs must be kept on a lead when walking around the property. Dispose of pet waste in the trash bins.

  • Fire Pits, BBQs & Outdoor Heaters: Ground/surface campfires are not allowed. Fire pits & BBQ pits, and outdoor gas pits are allowed. Keep devices away from low-hanging branches, and have a means of extinguishing the fire nearby. Never leave fires unattended; seasonal restrictions may apply-check with the office.

  • Restricted Areas: Please be advised that certain areas are limited to guest access. This includes the Barn and its immediate area, Clubhouse, Grass Area, Workshop, Back Lot, Field, Private Kitchen, Patio, Residences, and the pond area.

  • Drones: Flying drones is prohibited over the park property.

  • Fireworks: Pyrotechnics of any form are prohibited on the park property.

  • Bulletin Boards & Communications: Bulletin boards are located at the office, clubhouse, and laundry room and provide Park information. Postings require prior office approval.

  • Black Water Systems: It is recommended that you use RV/marine toilet paper only. Do not flush sanitary napkins, tampons, “flushable” wipes, or other items. Keep the black‑water tank closed except when emptying. Use a digester/enzyme to prevent buildup; flush the tank and maintain a regular emptying schedule.

  • Solicitation: Not allowed without office approval.

  • Vehicle Maintenance: Mechanical repairs that may cause oil/fluid spills are prohibited at campsites. Please contact the office for additional information on where this is allowed on the property.
